When read Nouvel 18 price that we sell in the market, it’s recommended to bear in mind the land cost and profit margin from the developers. The vacant residential land at Anderson Road has been quite scarce for years. The upcoming new condo developments almost are from the collective sales. Nouvel 18 is a redevelopment of the former Anderson 18, which the joint venture partners City Developments Limited and Wingtai Asia bough for $477.7 million in March 2007. A few years later after the completion in 2014, CDL bought over the rest stake from Wingtai. The deal gave valuation of Nouvel 18 at $965.4 million, or $2,750 psf based on Nouvel 18’s saleable area of about 351,000 sq ft.

We take another prestigious residential enclave of Orchard boulevard for example. Let’s have a briefing on some of the past transactions on the land sales. The freehold condo 3 Orchard By The Park was redeveloped from the former Westwood Apartments en bloc for $435 million which is equivalent to $2,525 psf per plot ratio (psf ppr) in 2007. Then in 2018, Hong Kong-listed Shun Tak Holdings bought the former Park House for $375.5 million that was translated into a new record price of $2,910 psf ppr. Based on the projected freehold land cost over $2,500 psf, it’s quite conversational to sell the Nouvel 18 over $3,300 to $3,600 psf.

In 2018, there was an exciting tender for the government land parcel at Cuscaden Road and the Government received nine bidders. The consortium of SC Global Developments, FEC Properties and New World Development successfully bid the land for nearly $410 million, which was transacted into a record price of $2,377 psf ppr for 99 year leasehold land sale.  It broke the record of $1,733 psf ppr for another  government land sale paid by Frasers Property for a Jiak Kim Street site in 2017, by 37 per cent. The market expected a break-even price of $3,100 to $3,300 psf for Cascaden Road development, with selling prices for the new residential project from $3,300 to $3,700 psf.

Then we look into some sales transactions in the Anderson Road, Ardmore Park locales. The famous and large scale freehold Ardmore Park was completed in 2001. The recent resale transaction of 8740-sqft unit was done at $3,163 psf in April 2020, while two high-floor 2885-sqft units was sold at $3,293 psf and $3,189 psf in Dec 2019 and Jan 2020, respectively. For the past 10 years, Ardmore Park has received average selling price around $3,100 psf.

Another luxury development Sculptura Ardmore recorded three resale transactions were done ranging from $4,104 to $5,394 psf in 2019. Next to Nouvel 18, the ultra-luxurious Le Ardmore Nouvel published 10 sales transactions in 2020. The sold units are ranged from 3,821 to 4,273 sqft and were transacted from $4,149 to 4,476psf.

When Nouvel 18 was launched in July 2019, City Developments Limited sold 16 units comprised a mix of 3-bedrooms and 4-edrooms, at a average price from $3,200 to $3,800 psf. During the launch period, prices started from $4.016 million for a 2-bedroom + study, $4.88 million for a 3-bedroom, and $5.28 million for a 3-bedroom + study, and $7.63 million for a 4-bedroom + study. After one year of the launch, the completed freehold development offered a special promotional discount in July 2020. There were total 20 units released  by CDL for sale. Over 16 units were successfully sold with average transaction prices ranged from $3,100 to 3,440 psf. Overall the average selling price was around $3,350 psf.

As time goes into the end of 2020 and welcomes beginning of 2021, there are total sold units of 66 out of 156 units in the two 36-storey condo Nouvel 18. It left only around 50% of its 3-/4-bedroom + study units, together with the sold 4-bedroom sky suites and two penthouses. When cheese back the recent transactions, the average selling prices hit $3,086 psf right now. The selling prices ranged from $2,768 psf for a 1,765-sqft unit in 2020 to $3,867 psf for a 3,337-sqft unit in 2019.
